Why renew

Why your ESA letter needs an annual refresh

The law doesn't stamp an official expiration date on ESA letters — but in practice, landlords do.

📅

Landlords Expect a Current Letter

Most California property managers and HOAs treat letters older than 12 months as stale and request updated documentation before approving or continuing an accommodation.

🔁

Moves & Lease Renewals

New building, new lease, new roommate situation — each is a moment your documentation gets re-checked. A current letter means zero friction at exactly the wrong time to have friction.

🩺

Clinically Sound Documentation

An annual re-evaluation confirms your ESA still supports your wellbeing — keeping your letter defensible if a landlord or HOA ever scrutinizes it.

Fast for returning clients

Renewal FAQs

Frequently asked questions

Do ESA letters legally expire?

No statute prints an expiration date on ESA letters, but housing providers routinely require documentation dated within the last 12 months. An annual renewal keeps every request smooth.

I got my original letter somewhere else — can you renew it?

Yes. If your previous letter came from another provider, book a standard evaluation ($149) and we'll issue fresh, fully compliant documentation. The $99 renewal rate applies to returning clients.

Does anything change on my renewed letter?

Just the date and evaluation record. Your clinician re-confirms your need, and the letter retains everything California's AB 468 requires — license number, jurisdiction, and official letterhead.

Can I add a new animal at renewal?

Yes, when clinically appropriate — an additional emotional support animal can be added for a $49 add-on during your renewal appointment.

How far in advance should I renew?

Two to four weeks before your letter turns a year old — or before a move or lease renewal — is ideal. With same-week appointments and letters issued in 10–15 minutes after approval, even last-minute renewals are workable.

Renew in minutes, not weeks

A quick re-evaluation, an updated letter within 10–15 minutes of approval, and no charge unless you're approved. Booking is open 24 hours a day.
